PROGRAMME OBJECTIVE

This programme was developed to help those with household income below RM 5,000, who do not have a house or live in dilapidated houses but have land to build their own home.

APPLICANT ELIGIBILITY

  • Malaysian nationality.
  • Applicants must be between 18 and 65 years old.
  • The monthly income of the whole household does not exceed RM 5,000.
  • Applicant and spouse does not own any property/ owns a dilapidated or rundown house.
  • Suitable proposed land must be free from mortgage/burdens/restraint. If the applicant is not the owner of the said land, they must obtain the approval from the owners of the proposed land.
  • Size of land must be no less than 3,000 sqft (depending on the design).
  • Subject to financing budget

Note

  • Second nominee requirements are 18-41 years old for applicants over 42 years old throughout Malaysia.
  • For the application of the second nominee, the applicant must provide the spouse's information as well as the number of dependents.

Forward the application form and other necessary documents to your nearest SPNB branch office
REVIEW AND EVALUATION BY SPNB
Feedback will be given within 3 months and Approval is subject to yearly allocation

Note

The application form, accompanied by all requisite supporting documents, is to be submitted to the nearest SPNB Branch Office in proximity to the proposed site for the purpose of evaluation.

DOCUMENTS NEEDED

  • A copy of applicant’s and spouse’s identification cards (if applicable).
  • A copy of land owner(s)’s identification cards.
  • A copy of second applicant’s identification card (if applicable).
  • A copy of the latest land ownership grant, and official search certificate from the the Land Office.
  • Latest payslips (3 months) / income letter of oath / applicant or/and second applicant’s income verification letter*.
  • Letter of oath / verification letter of not having a house, or owning a dilapidated house*.
  • Letter of approval from land owner(s).
  • A copy of applicant’s marriage certificate.
  • Printed site report with pictures.

Note

  • Income verification letter / no house ownership / ownership of dilapidated house must be verified by the Village Head / Leader / Class A Professional Officer. SPNB has the right to request for extra documentations on need basis, from time to time.
  • Format for Oath of Allegiance Letter and Photo Site Visit Form provided by SPNB.
  • The requirements of the second applicant are for the purpose of taking out insurance (loans) and representing the applicant (if necessary) for the purpose of monthly payments.

APPLICANT’S RESPONSIBILITIES (IF APPROVED)

  • Need to fill in a complete application form.
  • Need to prepare the proposed site including the pathway for the construction.
  • Need to prepare water and electricity supply.
  • Need to provide the utility connection after the house is completed.
  • Need to open a bank account for monthly repayment.

ONLINE RMR PAYMENT

You can pay RMR loan via JOMPAY.

  1. Look for the JomPay logo and Biller Code on the payment instruction letter received from SPNB.
  2. There are 40 Banks registered with JomPay. Log in to the Bank of your choice and click JomPay.
  3. Enter the registered information and confirm.
  4. How to pay the financing of Rumah Mesra Rakyat (RMR):
    Biller Code: (Refer to JomPay Payment Code)
    Amount (RM): Payment Amount
    Ref-1: RMR Declaration No.
    Ref-2: Identity Card No.

      RMR 2002 – RMR 2019
      Peninsular / Island:
      RM100, RM150, RM270, RM360

      Sabah & Labuan:
      Payment starts from RM150 up to RM360 Payment can be made at BSN/ via JOMPAY.

      JOMPAY code is 13987 (for all states)

      RMR 2020 – RMR 2022
      Peninsular: RM300.00
      Sabah & Labuan: Monthly Payment starts from RM300 up to RM370 Payment can be done at Bank Islam/ through JOMPAY.
